상하이에서 고속철도로 50분 거리에 있는 항저우는 번성하는 기술 부문 덕분에 오늘날 중국의 경제 엔진이 됐다. 지속가능성, 경제 및 삶의 질 측면에서 매우 강한 포부를 지닌 도시 항저우를 위해 UNStudio는 “조밀한 복합 프로그램은 어떤 식으로 지속가능한 생활을 장려하고, 삶의 질을 높일 수 있을까?”라는 질문을 던졌다.
서로 결합한 프로그램이 Raffles City Hangzhou 전반에 걸쳐 하나의 원활한 동작으로 서로 연결된다. 서로 연결된 이 흐름이 시작되는 지점은 타워 아래에 구축된 116,000㎡ 면적의 기단이다. 교차하는 두 개의 숫자 8 모양으로 구성된 이 기단은 다양한 복합 용도 기능이 있다. 소매 중추의 중심에 있는 화려한 아트리움은 실내 공간의 구성 및 시각적 초점을 형성하며, 리본으로 장식된 대나무 난간으로 연결된다. 위를 올려다보면 두 개의 타워가 사무실, SOHO와 Strata 아파트 및 콘래드 호텔을 위한 공간을 구성하고 있다. 이를 통해 24/7 프로그램 운영을 비롯해 시민에게 건강하고 사회적으로 통합된 환경을 제공한다.
반짝이는 비늘처럼 보이는 알루미늄 타일로 덮인 두 개의 타워는 커튼월 시스템 위에 설치된 회전 수직 태양 그늘 핀(fin)으로 구성된 바깥층을 선보인다. 이 핀은 타워의 특징적인 뒤틀림을 강조하며, 내부 전망의 틀을 구성한다. 첸탄 강의 흐름을 반영하는 타워 설계는 파도 같은 움직임을 선보인다. 동심원을 이루는 이들 파도는 아래에서 조용히 시작되어 수직축을 따라 위로 올라갈수록 점점 활발해지며 역동성을 드높인다. 첸탄 강과 녹색축으로 기울어지는 두 타워의 특징적인 콘트라포스토 뒤틀림이 살아 숨 쉰다.
지속가능성을 추구하는 Raffles City는 Gold LEED 인증을 획득하기 위해 중요한 전략을 통합한다. 건물의 효율적인 재료와 구조는 서로 조화를 이룰 뿐만 아니라 자연통풍, 태양열 획득 및 지역 환경에 맞춤된 주광 원칙이 건물의 에너지와 재료 수요를 낮춘다. Raffles City Hangzhou는 대규모로 자연통풍을 이용하는 중국 최초의 소매 몰이다. 그뿐만 아니라 두 개 타워의 동-서 방향은 주거지와 사무실을 위한 일광량을 최대한 높이는 동시에 그늘을 최소화한다.

The eighth Raffles City development by CapitaLand in China, it has become a major landmark along the green axis of Hangzhou's new CBD, and a focal point for living, working and leisure.

Located 50 minutes by high-speed train from Shanghai, Hangzhou has become an economic powerhouse within China today, boosted by its thriving tech sector. For a city with such strong ambitions for sustainability, economy and living quality, UNStudio asked the question: How can a dense, mixed programme stimulate sustainable living and improve quality of life?
Throughout the building, combined programmes are interconnected in one seamless movement. The 116,000㎡ podium at the base of the tower begins this interconnected flow. Organised as two intersecting figure-of-eights, the podium accommodates a wide range of mixed-use functions. Situated at the centre of the retail spine, a spectacular atrium forms the organisational and visual focus of the interior, connected by a ribboning bamboo handrail. Overhead, the towers provide space for offices, SOHO and Strata apartments and a Conrad hotel. This provides citizens with a healthy, socially integrated environment, while ensuring that programmes are active 24/7.
Clad in a shimmering scale-like skin of aluminum tiles, the towers feature an outer layer of rotated, vertical solar shading fins, placed atop the curtain wall system. Accentuating the tower's characteristic twist, they also frame internal views. Reflecting the movement of the Qiantang river, the tower design features a wave-like motion. These concentric waves increase in their dynamism, starting calmly at the base and building up more vigorously along the vertical axis. Inclining themselves towards the river and green axis, the signature contrapposto twist of the towers come to life.
Tackling sustainability, Raffles City integrates important strategies to achieve a Gold LEED certification. Not only do the building's efficient materials and structure work in concordance with one another, but the use of natural ventilation, solar gain and daylighting principles tailored to the local context, lower the building's energy and material demands. Raffles City Hangzhou is the first retail mall in China to use natural ventilation on a large scale. Furthermore, the east-west orientation of the towers minimises overshadowing while maximising daylight for the residences and offices.
